Following the Parish Council meeting on Monday, here is a summary of the currently active major planning issues in the village.

Neighbourhood Plans & Legal challenge by developers

Government plans to give additional weight to Neighbourhood Plans (NPs) where the local authority can demonstrate a 3 year (rather than 5 year) Housing Land Supply and where the NP includes site allocations. This is a welcome strengthening of NP law. However, developers have joined together to make a legal challenge to the proposal.

Parish Councillors wrote to Antoinette Sandbach MP (click on the link beneath the picture to see the full text of the letter) pointing out that originally there was no absolute requirement for NPs to include site allocations. Many Town & Parish Councils will have drawn up their NP in good faith without this element. Comments and emails from other Councils who were copied into the letter suggest our concern that a vast number of NPs will be ignored is widely shared. This is yet another example of the rules being changed to the disadvantage of communities despite many hours of effort put in to developing a NP for their area.

McCarthy & Stone application for part of the 'Gladman' site at Little Heath

Councillors held two public meetings, met with members of the ADCA coffee group and sought opinions from the WI to gauge community opinion on the proposal for 25 retirement apartments in place of 10 houses – 3 of which were much needed affordable homes. Nobody voted in favour of the proposal, so far from the village centre, and Councillors voted to object to the application.

The final date for comments to be received is Wednesday 22 February 2017.

If you want to give a written response remember to allow a few days for the letter to be delivered. You need to quote the application number (17/0339N) and your full address in your letter. Without your address your comments may not be taken into consideration. Anwyl (Gladman) development

Many residents have noticed that Anwyl have started work on the site despite not having received approval for Discharge of Conditions associated with the development. The Enforcement Officers at CEC have been notified and have written to Anwyl on the matter.

Land adjacent to Bird's Nest, Little Heath

Cheshire East refused this application for 20 houses. It has now gone to Appeal. The Parish Council has submitted representations to the Planning Inspectorate objecting to this development.

Moorsfield/Tollgate application

The outline planning application for the development for up to 87 dwellings on the land adjoining Moorsfield Avenue and Tollgate Drive has been withdrawn. It is not known why the applicants, Barton Willmore, withdrew the application or whether they will resubmit.

Not only was the application objected to by the Parish Council and a large number of residents, but also by the Canal and River Trust.
