Note to readers
The text of this article has been significantly changed in light of comments received and a closer reading of the complicated reasons for dismissing (or not) planning appeals.

Apologies to anyone lulled into a false sense of optimism by the earlier version.

Rachel Bailey has forwarded us information about a Gladman planning appeal that has been rejected.

However Rachel also points out that two other appeals, Abbeyfields and Congleton Road Sandbach, were lost because DCLG decreed that CE housing land supply met the one formula but not the formula they decided to apply.

Appeal Decision

Appeal Dismissed- 12/4872C

Land off Sandbach Road North, Alsager, Stoke-on-Trent ST72EH

Dear All,

We have received the appeal decision on the above application for residential development for up to 155 residential units with associated infrastructure and access with all other matters reserved. The decision can be viewed by clicking on the link below and will shortly be available to view on both ANITE and the website.

Hannah Coppenhall

An extract from the decision document, which may be seen here includes a discussion about the housing supply (see paras 39 to 43) which one assumes would apply equally to Audlem. The only reason for dismissing this appeal was the landscape impact – see paras 44 to 53 and 71.
