The Planning Inspectorate has announced the official start date for the Gladman appeal as October 2nd.

The official date is important as it sets in train a strict timetable for parties to submit documents and prepare for the appeal hearing.

Gladman Development is appealing against 'non determination' of their outline planning application to build up to 120 homes on land west of Audlem Road.

It comes after Cheshire East Council failed to consider the case within the statutory 13 weeks.

Planning Inspector, Steven Heyward, is set to hear the appeal at a public inquiry at a date yet to be fixed. Important timetable dates to note are:

October 16th
Cheshire East must return a completed copy of a Planning Inspectorate questionnaire and send copies of all of the documents relating to the planning application to both the Planning Inspector and to Gladman Developments

November 13th
Both sides must have submitted their 'statements of case' and decided a 'statement of common ground'. This is to ensure that the evidence at an inquiry focuses on the material differences between the parties so time isn't wasted on aspects on which both agree.

November 26th
Anyone who wishes to comment on the case has until this date to do so. Comments already submitted to Cheshire East will be have been forward and will be taken into account by the Inspector. If anyone want to make further representations they can do so online through the Planning Portal here or send the Inspector three copies in writing.

The Inspectorate will try to conduct an inquiry as quickly as possible but much depends on when Inspectors are available.

The Inspectorate website says: "There is not an even distribution of work across the country and this can lead to periods where the time taken to decide appeals will vary according to the location of the case."

According to statistics planning appeals take an average of 32 weeks from start to finish although nearly 60% are dealt with within 26 weeks.

Records show that, on average, only about one appeal in three is successful and this rate has remained broadly constant over many years.
