The removal of trees and hedges on Mill Lane will have only a 'modest' impact on the amenity of the site, according to consultants.

Most of the trees in fields off the bridleway will be protected say tree experts Cheshire Woodlands who have produced a report on behalf of Hockenhull Properties Ltd.

The company wants outline planning consent to build up to 36 new homes on the 4.8 hectare green fields site.

Consultant Wayne Barrett says in his report to Cheshire East Council that a tree survey of the application site was carried out in July this year.

He says no part of the site is in a conservation area and only two lime trees on the north-west of the site are protected by Tree Preservation Orders.

Under the outline plans from Hockenhull no high quality Category A trees will be lost, one moderate quality Category B tree will be felled and up to five low quality Category C trees will go along with three small groups of trees.

Two hedges out of 15 would be lost along with sections of another five hedges, some shrubs and two dead trees.

"The removal of these trees and groups, together with the hedges and shrubs will have only a minor impact on the wider amenity," says the report.

Goodwin Planning Service, acting for Hockenhull, says that although some tree will be lost the development provides a good opportunity to create additional landscaping in the area.

"The scheme will provide an extensive area of public open space which will provide the opportunity to enhance both the landscape context and ecological opportunities," says their report to Cheshire East Council.
