More than half of the site for a proposed 36-home housing estate will be allocated for public open space, councillors will be told.

Documents submitted to Cheshire East Council say 56% of the 4.8 hectare greenfield site off Mill Lane, Audlem, will be retained as public open space.

The remaining 44%, about 2.2 hectares, will have mixed housing served by an access road off Heathfield Road and the Mill Lane bridleway.

A report to Cheshire East by consultants Goodwin Planning Services says the scheme will generate "a significant area of public open space within the northern and eastern part of the site".

It adds that the large amount public open space will provide an opportunity for additional tree planting and footpath links through the proposed housing estate and to the established footpath network on Mill Lane.

Plans for a car park within the public open space area will encourage the use of the extended recreational area to people beyond the immediate vicinity, says the report

Consultants claim the proposal will have a positive impact on the current council policies for river and canal corridors and will both enhance the landscape and improve public access on the existing Audlem Brook watercourse.

The report adds: "The application includes a substantial area of open space alongside the existing watercourse which far exceeds the Council's requirements."
