Following last week's report on Audlem Online from Buerton Parish Council, Markden Homes have asked if we can publish the following letter:


Dear Residents of the Parish of Buerton


You will be aware of the planning application we have submitted to Cheshire East Council on behalf of Plus Dane Housing Association for the construction of 9 affordable homes on land to the rear of Red Acres Farm, Windmill Lane, Buerton.


These houses are for people who are connected to the Parish of Buerton through local employment or family connections who cannot afford to live in this area without assistance. The tenure of the proposed houses are rent and shared ownership.


To be able to qualify for one of these houses you have to meet strict criteria that has been put in place by Cheshire East and any application is strictly vetted by them. Currently Plus Dane have 13 people that have qualified for the houses.


Buerton Parish Council were consulted about the proposals and both ourselves and Plus Dane presented the proposals at 2 Parish Council meetings earlier this year.


Concerns were brought to our attention by the Council on various matters and all of these have been taken into account. This has been acknowledged by them in the report they have published about their last Parish Council meeting we were not unfortunately invited to.


Within that report the Parish Council are still concerned with drainage matters, something they feel we have left out of the application which is not the case. A drainage concern was brought to our attention when we first consulted with the Parish Council and it has been addressed in the submitted application.


I can confirm that there is no foul sewage from our proposed buildings going into the existing foul sewers. We are to install a proprietary foul treatment tank on site that will be maintained by the Housing Association.


The surface water from the proposed houses and road will be taken into newly constructed soakaways within the site. The ground make up is of sand to 2.0m so will absorb the rainwater.


This happens to be a building regulation requirement anyway across the country. There will be no suface water going into the existing brook.


The proposed houses are replacing redundant farm buildings and sheds and do not overlook any existing houses. We re-designed the proposals to ensure this was the case and protecting privacy.


The balance of the paddock not affected by the proposals is to remain as paddock land and will continued to be maintained by the current land owners as they have done so for 40 years.


Access to this land will be from the proposed development and has been designed to allow access for agricultural machinery which is another concern of the council.


We have taken the unusual step of replying to your Parish Council's concerns directly, to make sure that the residents of Buerton are fully informed of all the facts.
