Developers have lodged plans to build a 36-home estate on land off Mill Lane, near Audlem village bowling green.

Nantwich-based Hockenhull Properties Ltd want outline planning consent to erect up to 36 dwellings, access works and public open space on land east of 22, Heathfield Road, Audlem.

The site is made up of a number of fields either side of Mill Lane and surrounds the property known as The Mount.

The site which measures some 4.82 hectares in total is currently partly under pasture and partly used for the grazing of horses.

Access to the fields is currently through Mill Lane, but the Hockenhull plans aim to provide access through the plot at 22 Heathfield Road which the developer already owns.

Draft proposals were originally prepared in 2008 but have since been refined to take account of the highway access criteria and tree surveys.

The latest scheme provides for a single avenue off the junction with Hilary Drive/Heathfield Road to a central square on the estate which will then connect to other minor roads and private drives.

The internal road network is a series of cul-de-sacs which allow turning space for refuse and service vehicles within the shared surface where traffic speeds will be very low and where pedestrians will have priority of use.

Housing styles will be designed to blend in with the village with a mixture of styles and materials but mainly red brick and rendered facades.

The applicant's design access statement says: "The proposed scheme should present a sympathetic approach to this traditional form with predominantly brick facades with feature rendered panels and timber detailing."

Plans include building up to 36 houses with 30% affordable homes plus a substantial area set aside for public open space with landscaped boundaries and an additional 21 parking spaces to serve the open space.

Cheshire East says local people are invited to comment on the scheme but the last date for representations is September 4th. You can view the plans and add your comments on planning application 13/3210N here.
