Audlem Parish Council has submitted a 'wish list' of projects it will want Gladman Developments to fund if the green light is given for 120 new homes in the village.

In a letter to Cheshire East planners the council sets out a list of six projects that it wants included in any Section 106 Agreement that might be drawn up as a condition of planning approval.

The submission comes hot on the heels of a similar bid by the Audlem Public Hall committee to cash in on any deal that may be struck if Gladman wins its appeal on the site.

The Parish Council letter says of the Gladman scheme: "In the event of the above proposal being accepted in any form Audlem Parish Council would expect to receive through Section 106 Agreements contributions from the developer towards the infrastructure shortfalls."

All the items listed as 'infrastructure shortfalls' are already included in the Audlem Parish Plan of 2010. They are:

  • Assistance in resolving ongoing problems with sewerage infrastructure
  • Public Hall extension to include sports facilities and changing rooms plus facilities for young people and the elderly
  • Pedestrian access to the village centre
  • Traffic calming measures
  • Allotments
  • Additional car parking facilities

The Parish Council adds that it would also like a donation to a 'Heritage Fund' to be managed by residents "for the general benefit of the village."

A Section 106 Agreement can be made a condition of planning consent whenever a development is likely to have a significant impact on the resources of local communities.

Developers can be required to make substantial cash contributions towards a range of infrastructure projects and services such as roads, community halls or schools.

Gladman took its case for planning consent to build up to 120 homes on land near Little Heath straight to appeal after Cheshire East failed to determine the application within the statutory 13 weeks allowed.

The case will now be heard by a government appointed planning inspector at a date yet to be fixed.

Audlem Parish Council is still committed to fighting the Gladman development and has lodged a formal objection to the scheme. But if Gladman were to win the appeal the council would want to gain as much for the village as it can.
