The long-anticipated planning application to build on land behind Moorsfield Avenue and Tollgate has been submitted and is now published on Cheshire East's website.

It is an Outline Application for development for up to 87 dwellings, incoporating self-build plots, open space provision, landscaping and access.

The application includes the normal host of reports which have been submitted by the owner's agents, Barton Fillmore covering everything from the Masterplan to access, ecology, flood risk, landscape assessment, community involvement, transport, heritage and trees.

The diagram published here shows the canal to the top right with the boundary for the proposed development running right to the western edge of the canal.

The application states that primary access to the proposed site will be via Moorsfield Avenue with a secondary access via Tollgate although, curiously, the Masterplan would indicate that the Moorsfield entrance (red circle towards the bottom) only gives access to a small part of the development while Tollgate (the red circle half way up on the right) gives access to the major part. But, perhaps, we are confused! See diagram to see what we mean.

This application is the third major potential development Audlem has seen in three years. The first two, for a total of 146 homes, were passed eighteen months ago. As yet, not a brick has been laid.

The latest application is again for land outside the settlement boundary and is also of such a size that it will be in conflict with Audlem's Neighbourhood Plan which is, of course, going to Referendum next Thursday, 24th March. Voting is from 7.00am – 10.00pm and all in Audlem Parish should now have poll cards or postal voting papers if they have requested them.

Whether the timing of this latest application just before we go to vote is a coincidence, we could not possibly speculate.
