The following has been added to the Latest News Section of the Audlem Neighbourhood Plan website:
The Planning Inspectorate has decided to grant planning permission for the full 120 homes on the Gladman development at Little Heath.
This decision seemed almost inevitable since the lack of any defence against new developments
became clear in December when Cheshire East granted planning permission to build 26 homes off Heathfield Road.
These two decisions now result in the plainly ridiculous situation whereby Audlem now has 175 homes in the 'approved' pipeline.
Very recent discussion on the level of residential development to match the anticipated growth within Cheshire East under the Cheshire East Local Plan had indicated that over the 20-year period from 2010, up to 100 additional dwellings should need to be allocated.
Whilst we can't influence the number of houses on the Gladman/Heathfield sites, the professional advice that the Neighbourhood Plan Steering Committee have been given suggests that a Neighbourhood Plan could influence the planning issues dealt with at 'reserved matters' stage e.g. housing type.
Given the likely requirement for small houses /affordable homes, this could be important,
especially since the Appeal stated 30% should be affordable = 36 houses.
So whilst the Housing Questionnaire, due to be distributed this month, will have to be quickly adjusted in the light of this decision, the urgency to press forward to complete our Neighbourhood Plan primarily focussed on housing, with the involvement and approval of Residents, remains paramount.
