The average price for property in Audlem has soared 24% in the last 12 months.
The average price for a detached house in Audlem this year now stands at £347,197 according to online property dealers Rightmove.
Semi-detached properties in the Audlem area sell for an average £181,363 while terraced properties fetch slightly more at £197,500.
A total of 26 properties sold within a one-mile radius of the village centre in the last 12 months have fetched an overall average of £291,291 – up 24% on 2012 prices.
The price hike now makes Audlem property more expensive than nearby Wrenbury (£226,150), Wybunbury (£213,121), Nantwich (£192,563), Market Drayton (£162,919) or Whitchurch (£142,510).
Although average prices in Audlem have risen 24% they are still 3% down on 2010, when properties averaged £301,360 overall.
The top price paid for a house was £610,000 for the freehold on a four-bed detached house near Hankelow a year ago and the cheapest was a two-bed apartment in Audlem Square which went for £79,995 leasehold last November
There are currently 45 properties on sale in Audlem, according to Rightmove. Top of the range is a five-bed Georgian detached property on Green Lane with a separate two-bed cottage on the market for £975,000 and cheapest is a two-bed flat in Crown Mews at £60,000 in a 50% shared ownership scheme.
Woore, with an overall average price of £236,469 is cheaper than Audlem and similar to nearby Loggerheads where average house prices stand at £228,695. House prices in Woore are 12% up on 2012 prices but still 26% down on their 2010 level of £318,286.
The average house price in the UK in July was £253,658, according the national House Price Index, up 4.8% this year.
