A letter has been sent to all householders in Audlem spelling out Cheshire East's latest position on the Gladman plans.

Gladman development went straight to appeal over plans to build up to 120 homes on land near Little Heath after Cheshire East failed to determine the application within the statutory 13 weeks.

This is not the only large scale housing scheme in the borough that the council has failed to determine. Similar appeals have been lodged for a number of sites in the borough.

Cheshire East's planning department has written to Audlem villagers to spell out their right to comment on the Gladman appeal which will now be determined by a government appointed planning inspector at a date to be fixed.

And it reassures residents that any submissions already made to Cheshire East concerning the Gladman proposals will be forwarded to the Planning Inspectorate.

They say that all documents relating to the appeal will be published on the council's planning portal website here.

Gladman has now submitted a duplicate planning proposal #13/3746N, a technical move that keeps the plans before Cheshire East, and villagers are invited to comment on the duplicate plans if they wish to do so.

Many eyes are now on related planning appeals currently in the pipeline where the legal standing of Cheshire East's current housing supply policies may be tested.

As Cheshire East does not yet have a formal Local Plan in place, planning inspectors may have to rely on national guidelines which carry a presumption in favour of development even on green field sites.

This could open the door to speculative developers to get housing schemes approved and under way before Cheshire East can get formal approval for its Local Plan.
