When the Muller development was approved this week by Crewe & Nantwich Borough Council, a number of changes to the plans seen by Audlem residents earlier this year have to be implemented. They include reducing the number of houses from 11 to 10; reducing the bulk and mass of the roof area and the extent of dormer windows and substituting roof lights where appropriate; and simplifying the design of the front elevations of the houses.

The developer also has to reduce the bulk and mass of the block adjacent to the fire station and improve its appearance by providing a brick bin store (which could be quite an aesthetic challenge); improve the appearance of the wide shop front; alter the appearance of the archway and provide chimneys to the houses.

Three 2-bed apartments and one 1-bed apartment have to be transferred to a social landlord to provide affordable housing. This is 22% of the total in the development which is below the 30% stipulated in the Local Replacement Plan. A legal agreement has to be signed to secure these units for affordable housing.

There are many other conditions relating to trees and much else. Hopefully the Borough Council will be as determined to police these conditions as they were to pass the plans.
